How to Fix Damp Walls in Pretoria: Causes and Solutions

Damp walls are one of the most common problems we see in homes and commercial buildings across Pretoria. Peeling paint, bubbling plaster, white salt marks and a musty smell are all warning signs. Painting over damp does not solve it. The moisture pushes through and the paint fails again, usually within a season.

The three main types of damp

Rising damp. Moisture travels up from the ground through the brickwork. It usually shows as a damp band low on the wall, often with white salt deposits and damaged plaster near the floor. It is common where there is no working damp-proof course, or where it has been bridged by raised soil, paving or a garden bed against the wall.

Penetrating damp. Water enters from outside through cracks, failed plaster, blocked gutters, leaking pipes or poorly sealed windows and roof joints. It often appears as patches that get worse after rain.

Condensation. Warm, moist air meets a cold surface, for example in bathrooms, kitchens or poorly ventilated rooms. It tends to show as mould, especially in corners and behind furniture.

Why finding the cause comes first

Each type needs a different fix. Treating condensation as rising damp, or the other way round, wastes money and the problem returns. A proper inspection looks at where the moisture appears, how it behaves in wet and dry weather, and what is happening outside the wall.

How damp is fixed

Depending on the cause, the solution can include damp-proofing treatment, repairing or replacing damaged plaster, sealing cracks, fixing gutters and drainage, applying waterproofing systems, and finishing with the right paint. Once the wall is sound and dry, it can be repainted with a lasting finish.

When to call a professional

Call in a specialist if damp keeps returning after painting, if plaster is crumbling, if mould is spreading, or if you are not sure what is causing it. The sooner the cause is found, the less damage and cost.
